Most calls about a struggling tree begin with the leaves, because leaves are what you notice from the kitchen window. They are also close to the last thing to change. By the time a canopy thins enough to worry you, the cause is usually two or three years upstream — a root cut during a patio pour, a grade change that buried the trunk flare, a soil that quietly stopped draining. A health assessment worth paying for works backward from the symptom to that cause, and it spends most of its time at ground level rather than up in the branches.
It starts at the base
The first thing worth examining is where the trunk meets the ground. A healthy tree widens into a visible flare, with buttress roots spreading outward. A trunk that enters the soil straight, like a post, means the original grade has been buried — by fill, by mulch piled year after year, or by a landscaping change — and buried flares rot.
Circling and girdling roots get checked here too. A root that wraps the stem instead of running away from it will eventually compress the tissue that moves water and sugars, and the canopy dieback that results often appears on one side first, mirroring the side the root is constricting.
Fungal fruiting bodies at the base are the finding nobody wants and everybody should want to know about. A shelf conk or a cluster of mushrooms on the buttress is the visible end of a decay column that has already been working inside the trunk for some time. The mushroom is not the problem; it is the receipt.
The soil the tree is actually living in
Soil gets probed, not guessed at. The questions are how compacted it is, how far down roots can realistically go, whether water moves through it or sits, and what the root zone has been asked to tolerate — parking, construction traffic, a new driveway, a decade of foot traffic across the same strip.
This is also where expectations need setting, because soil problems resolve slowly. The horticultural research on building soil biologically makes that point plainly. The timeline in that reporting is the part that matters for a tree owner: minor improvement may show after a single growing season, but meaningful change in soil structure and fertility typically takes four or more growing cycles.
Which is why an assessment that responds to every thin canopy with a fertilizer application is usually answering the wrong question. If the soil is compacted and airless, adding nutrients to it changes very little. Relieving compaction, restoring organic matter and giving roots somewhere to go is slower, less satisfying and far more likely to work.
Trunk and structure
Above the root collar, the examination turns mechanical. Cavities, old wounds, seams and vertical cracks all get mapped, along with any lean and whether the tree has responded to that lean by laying down reaction wood — a tree that has been leaning for thirty years and compensating is a different proposition from one that started leaning last spring.
Codominant stems attract particular attention. Where two stems of similar diameter rise from a single point and bark is pinched between them rather than fused, the union is weak by construction and tends to fail in wind with a full canopy on it.
Sounding the trunk with a mallet gives a rough read on whether wood behind the bark is solid or hollow. Where that raises a question, resistance drilling produces a measured profile of sound and decayed wood across the stem, which is how a judgment about remaining wall thickness stops being a guess.
Reading the canopy properly
Dieback has a pattern, and the pattern names the suspect. Decline that begins at the top and works down suggests a root or vascular problem. Scattered dead branches throughout a canopy point elsewhere — storm damage, localized cankers, an old pruning wound. Small, pale or early-dropping leaves indicate the tree is running short of water or the means to move it.
Shoots erupting directly from the trunk and major limbs are a stress signal worth taking seriously. The tree is generating emergency foliage low down because what it has up top is no longer carrying the load.
What the write-up should tell you
Health and risk are two different findings and should be reported separately. A hollow trunk in the middle of a field is a wildlife feature; the same hollow trunk over a driveway where a car sits every night is a risk decision. A useful report names what the tree is standing over, how likely failure is and on what timescale, and gives you options — including the option of doing nothing and reinspecting on a set interval.
It should also be specific enough to act on. “Monitor annually” is not a plan. “Reinspect the codominant union each spring, remove the deadwood over the walkway this winter, mulch the root zone to the dripline and stop parking on the south side” is.
